SUBLEASE AGREEMENT

This Sublease Agreement established between the parties:

{Name}, henceforth referred to as Sublessor in this Agreement, and:
{Name}, henceforth referred to as Sublessee in this Agreement, is made this {date} day of {month}, {year}, and fully transfers from Sublessor to Sublessee residence as well as any and all residence-related payment obligations, including but not limited to rent and utilities, for the location henceforth referred to in this Agreement as the Residence, at the listed address:

{address of property covered in this Agreement}

The Agreement is in effect for the period of time beginning on the {date} of {month}, {year}, and terminates on the {date} of {month}, {year}.  The Sublessor and Sublessee mutually agree that the Sublessor’s move-out date shall be the {date} of {month}, {year}, and the Sublessee’s move-in date shall be the {date} of {month}, {year}.

FURTHERMORE, the Sublessee agrees to:
  1. Pay in full the amount of {amount in dollars}, due on the {date} of each month, henceforth referred to as Payment, to {Name and/or Organization}, henceforth referred to in this Agreement as Manager;
  2. Observe all terms, rules and regulations of the Sublessor’s original lease, as set forth in the original lease contract between the Sublessor and Manager, including any required credit checks, background checks, and credit score requests; and
  3. Maintain the property in proper condition in accordance with the lease contract between the Sublessor and Manager.

FURTHERMORE, the Sublessor agrees to:
  1. Appropriately clean and vacate the Residence, as well as fully remove any furnishings, decorations, appliances or other items which are either
a) the property of the Sublessor, or
b) unwanted by the Sublessee for the term of this agreement,
on the date of the Sublessor’s receipt of the Payment; OR on the mutually agreed-upon {date} of {month}, {year}. Items, furnishings or appliances, if any, left by the Sublessor for use by the Sublessee for the term of this Agreement are hereby listed as:

and shall be relinquished to the Sublessor in good working order by the Sublessee at the end of the term of this Agreement;

2. Inform the Manager of this Agreement if required by the terms of the Sublessor’s original lease or the Manager’s policies;
3. Obtain any and all necessary approval from the Manager for this Sublease Agreement, including but not limited to reference requests, background checks of any required nature, rental history, and credit score requests for the Sublessee, which actions may be completed by the Manager.

REGARDING any monetary deposit on the Residence:
The Sublessor __has/ __has not paid a security deposit in the amount of {amount in dollars} to the Manager on the {date} of {month}, {year}. In regards to this amount, henceforth referred to as the Deposit in this Agreement, the Sublessor and Sublessee mutually agree that:

  • The Sublessor shall retain the original Deposit in full; OR
  • The Sublessee shall pay to the Sublessor the Deposit in full or in portion in the amount of {amount in dollars} on the {date} of {month}, {year}, and retain any remainder of the Sublessor’s original deposit paid to the Manager at the termination of this Agreement; OR
  • The Sublessee shall pay to the Manager the Deposit in full or in portion in the amount of {amount in dollars} on the {date} of {month}, {year}, and retain any monies subject to the terms of the Manager’s policies; OR
  • The Sublessor and Sublessee agree to the following, mutually agreed upon terms regarding the Deposit:

WE the undersigned Sublessor and Sublessee fully and completely understand the terms of this Sublease Agreement, and willingly, under no form of duress, commit to the terms of said Agreement.
